Why Lot Selection Impacts Every Design Decision

A lot isn’t just land — it’s the foundation on which every design decision gets made. The orientation of a lot determines how light moves through your home across every season. The topography influences your foundation cost, your driveway, and how the home sits on the landscape.

Zoning and setback requirements shape what can be built and how close to the property line. None of these things can be changed after the fact, which is why we evaluate them carefully before design begins.
The factors we look at cover both the obvious and the hidden.

Sun path and orientation: where does the morning light fall, where does the afternoon heat come from, how does the low winter sun in Calgary affect the spaces you want to feel warm and bright?

Views and privacy: what do you see from the main living areas, and what does your neighbor see?

Topography: does the lot slope in a way that creates opportunity (walkout basement, elevated views) or complexity (drainage, retaining, foundation cost)?

Zoning and buildability: what are the height restrictions, floor area ratios, and setbacks,  and do they allow the home you’re imagining?

And then the costs that don’t show up in the listing price: drainage and utility connections, soil conditions, tree removal, existing structures, and any special engineering requirements that come with the site.
