What Does a $2M–$5M Custom Home Budget Look Like in Calgary?

A $2M–$5M custom build in Calgary covers a wide range of homes, from a beautifully crafted 4,000 sq ft inner-city residence to a larger estate home on an acreage lot. Understanding how the budget typically breaks down helps you make smarter decisions early, before the design process begins.


If you’re purchasing land, expect that to represent roughly 20–30% of your total investment, anywhere from $500K to $1.5M+ depending on whether you’re looking at an inner-city lot in Elbow Park or Britannia versus an acreage in Bearspaw or Priddis.

Architectural and design fees typically run 5–10% of the construction budget; this is not an area to cut corners at this level. Hard construction costs,  everything from foundation to framing, mechanical, electrical, and all finishing trades, represent the bulk of the budget at roughly 55–65%. Soft costs including permits, engineering, surveys, and GST add another 5–8%, and a responsible build should always carry a contingency of 5–10% for the unexpected.
